Home Information Pack (HIP)

The HIP is a set of documents providing important information about a property, such as its energy efficiency and legal title.

Sellers benefit - because buyers are able to make a more informed decision about buying the property which should reduce the likelihood of nasty surprises coming up later to delay the process.

Buyers benefit - because it provides important information about properties they are considering.

The HIP must include the following documents:

        Index
        Sales Statement
        Land Registry
        Title Plan
       Local Authority Searches
       Drainage and Water Search
       Energy Performance Certificate
        If the property is leasehold you must include a copy of the Lease
       If the property is commonhold you must include details

The HIP may include the following documents:

        Environmental Search
       Home Condition Report
       Fixtures Fittings and Contents Form
       Legal Summary
       Seller’s Property Information Form

 

We can provide Home Information Packs for only £300 (including VAT where applicable); additional disbursements may be required for leasehold or Commonhold properties, unregistered properties and additional searches if required by your solicitor.
