The
Service
We will arrange for the collection of rent, prepare regular
statements of accounts and pay net monies to the Landlord.
At the end of the initial tenancy period JCB Property
Management Services will arrange for the tenancy agreements to be renewed
for a further 6 or 12 month term, whichever is preferred. Assured Shorthold
Tenancy Agreements and relevant Notices and forms will be drawn up within
the confines of the 1988, 1996 and 2004 Housing Acts and signed by the
Tenant and the Landlord - or by us on your behalf. Should the Landlord
wish the Tenancy Agreement to be terminated with the tenant we will arrange
for the relevant Notice to be served on the tenant.
Any delays in payment or other defaults will be acted on by
JCB Property Management Services in the first instance. A solicitor
would then be appointed by the Landlord and instructed - except where JCB
Property Management Services are unable to contact the Landlord, in which
case JCB Property Management Services will instruct a solicitor on the
Landlord’s behalf.
We will keep the Landlord updated with regards to Gas Safety
Records and Rent Guarantee Policies (where applicable) and can either
arrange for these to be renewed or advise your letting agent accordingly
Rent Guarantee and Legal
Protection Insurance
Landlords are recommended to take out a rent guarantee and
legal protection policy. If your tenant was referenced by your Letting
Agent you may receive a rent guarantee policy from them. |
