Tenants
We only rent out properties that are in good condition and are well maintained. Our service to all our clients is both efficient and friendly. We understand how frustrating it can be when things don’t work properly and we do not delay in arranging for maintenance and repair issues to be resolved.
The initial fixed term of a tenancy is usually 6 months however longer periods can be agreed on. Many of our tenants have remained in the same property for many years.
The rent is payable monthly in advance and a deposit equivalent to at least one month’s rent will be taken. All our deposits are held within one of the government deposit schemes so your money is protected. A non-refundable application fee of £100 is payable if you wish to rent one of our properties. Full referencing including employer, financial and current landlord, is required for all our tenants at a cost of £30 per person (this is also non-refundable once references have commenced). If the references are returned with an unsatisfactory result you may be able to proceed referencing with a suitable guarantor at an additional cost of £30 (non-refundable). (If a guarantor application is submitted at the same time as your application only one fee is payable). You are responsible for outgoings at the property, for example council tax, water rates, energy costs etc.
Some landlords accept pets and some don’t. If you have a pet please let us know so we can check with the landlord prior to proceeding with viewing or referencing. If the landlord agrees to you having a pet, it will be a condition of the tenancy that all carpets are professionally cleaned upon vacation of the property and you may be required to pay a larger deposit.
